what is a company let for Supported Living?
- We connect care companies that specialise in supported living to landlords.
- We vet both the company and the landlord. they have to undergo our compliance process.
- The property will be taken on a company let (commercial lease) for 3 - 5 years with a 6 month break clause.
- This will ensure the landlord guaranteed rent And no void periods.

- What is a company let for serviced accomodation?
A company let is when a company take on a property and pay a guaranteed rent each month. The company will use the property to house short stay guests just like the bigger companies, Premiere inn and Ski Chalets rent a property from a landlord and then rent it out on a nightly basis. We organise all of the bookings and maintain your property to a high standard, having it professionally
- Who will stay in my property?
You will have professionals staying in your property - we go for the longer stays i.e people that are there for work, this could be locum drs or families that are having building work done on their own home. Sometimes families and couples need a place to stay for a couple of months in-between house moves.
- How do you stop noise and parties?
We make sure that the guests are ID checked and have Ring door bells and noise detectors in our properties.
- Will I get sitting tenants?
No this is the beauty of having guests and not tenants. Guests have no rights and therefore cannot legally stay in your property.
Yes you can if we do not pay for any reason.
- Do I get paid even when the house is not occupied?
Yes you do, we are a business and some months may have less occupancy than others but the busier months will cover the downfall. We do excessive research using data lead information into the surrounding area to make sure that the model will work in your property.
- How much of the maintenance do you cover?
We cover small maintenance issues for example if the tap is leaking or a light needs fixing. We may provide a light refurb at the start if the property needs it and we maintain the property to a high standard.
- Why are there no fees for the landlord?
Because the guests using the house pay our fees.
- Will you repair my boiler?
No this is the landlords responsibility.
- Will you make repairs to windows doors and roofs?
No we do not take any responsibility for the roof or the boiler. Anything externally is the landlord responsibility, expect for upkeep of the garden.
- What if your company go bust?
If we don’t pay we have no rights to continue running our business from your property. This means that you can ask us to leave and take back your property almost immediately, because we are a company and not a tenant, therefore have no tenants rights.
